Pending Sale of Ryan Property
The Ryan property is the land that is crossed immediately before getting to Pinorealosa
The sale and development includes the land along the cliff and Mundy's cabin site
Potential buyer and developer is BriarRose from Atlanta Georgia
Please note the proposed lots along Ryan-Land/'the 900' (Raspberry Ridge)
Summary of the BriarRose concept:
74 lots (10-30 acres each)
Lodge, casitas, barn, equestrian center
Large 'conservation easement' to be left undeveloped
Buckman Road will be improved
There will be a manned gate at their entrance
Underground utility lines including fiber optic cables will be laid along the road
Building covenants will be strict (style, size, effluents, lighting)
Their marketing people think that the $800k-$1200k lots will all be sold within 2 years
History/Schedule:
A Preliminary review of the Master Plan occurred in Espanola on 6 December. Four Pinorealosa board members attended. Kathy spoke for us, giving a neutral but generally favorable review of our interactions with BriarRose.
Rio Arriba County Commision hearing on 28 December resulted in a denial of approval for BriarRose to proceed based upon a problem with the hydrological plan.
The February 15 closing was postponed to April 17 pending an appeal by BriarRose to reverse the ruling.
There will be an appeal hearing on Tuesday 6 February at 1:30 PM at the Tierra Amarilla County Complex before the Board of County Commissioners.
Effects on Pinorealosa:
Note that there are lots proposed along Ryan-Land/'the 900' (see Annotated Ryan Property Concept ) This boundary follows 'Raspberry Ridge.' BriarRose has sent us a proposal for a trail easement along part of this boundary.
Possible increase in our value which could lead to increases in our taxes
Increased traffic and trespassing although their manned gate could mitigate this
Increased interest in our land
Will the radio repeater be moved or removed? Some of us use the repeater for communication to our families and potentially for emergencies.
